Another large residential project is being proposed in the Beulah area northwest of Pensacola, the latest in a surge of new development fueled by Navy Federal Credit Union’s massive expansion of their Heritage Oaks campus.
733 apartment units are proposed as part of a mixed use development planned for a 52-acre site at 3811 West Nine Mile Road, nestled between the Nature Trail subdivision and Eleven Mile Creek. The proposed project also includes several commercial retail and office buildings. Plans for the apartment portion of the development include seven four-story apartment buildings as well as a club house and pool, volleyball courts, sports green, and dog park.
Entrances to the development would be located near Navy Federal Way, where transportation officials have proposed building an underpass underneath Nine Mile Road to improve traffic flow.
According to a project narrative submitted by engineering firm Rebol-Battle & Associates, the project would be built in two phases, with the commercial buildings — located closer to Nine Mile Road — built first, followed by the apartment buildings.
Owned by the Atlanta-based Dawson Company, the 52-acre property was purchased last year for $4 million. The property was rezoned in October from High Density Mixed Use to Commercial, which didn’t alter the property’s residential density but did increase its commercial capacity.
In addition to the greater Atlanta area, Dawson has developed similar projects across the Southeast as well as the midwest and northeastern United States. Locally, Dawson is also co-developing the Southtowne mixed use complex in downtown Pensacola with Studer Properties.
The project is set to come before Escambia County’s Development Review Committee on Wednesday.
